The Land Registry is a Government department. It is most commonly known as a Registrar of property ownership. Property Title Deeds are gradually being replaced by the registration of the name of the owner of a property being recorded at the Land Registry.

Severance of Tenancy into Tenants in Common and Wealth Preservation Family Trusts are also registered at the Land Registry. The Land Registry charges a small administration fee for these registrations, but this provides the legal backing of a Government department to the setting up of a Severance of Tenancy or Wealth Preservation Family Trust.

If registration of Severance of Tenancy or Wealth Preservation Family Trusts is not completed with the Land Registry, neither are legally binding and both are open to legal challenge.
